QR1.5bn for Barwa Village near Wakrah

BARWA Real Estate Company yesterday announced a new QR1.5bn mega project, the Barwa Village, which will accommodate 13,000 people in Al Wakrah.
Barwa chairman and managing director Ghanim bin Saad al-Saad said the new project demonstrates the company’s commitment to the urbanisation of Qatar.
The mega project will be located 10km south of Doha International Airport, and a 20-minute drive from the centre of Doha.
Al-Saad said the construction of the Barwa Village would be completed in 15 months and the first tenants would take up residency in the first quarter of 2010.
He announced that QR1.046bn would be allocated for construction works and QR520mn for infrastructure works and services.
Barwa Village is a mixed-use residential and retail development municipality.
Project manager Khalid Abdullah al-Hitmi said the project would cover an area of 400,000sq m, with a built-up area of 186,000sq m.
It is an 18 low-level residential blocks that provide a mix of apartment lifestyle options: 96 studios, 262 one-bedroom and 100 two-bedroom apartments, in addition to 918 retail shops to cater for the projects tenants and visitors.
The project’s facilities include various amenities serving the project’s apartment blocks.
Among numerous community facilities are a 6,000sq m international standard school that accommodates 900 students, a two-storey 270sq m nursery, a neighbourhood park, public plazas, playground, neighbourhood centre, a two-storey 800sq m mosque, a two-storey administration building, and a shopping plaza; incorporating a hypermarket in the ground floor, a total of 918 retail units in the first floor, food courts and kids games in the second floor “Barwa Village demonstrates the commitment of Barwa’s board of directors to ensure communities located outside Doha the same quality of life as those living in the urban areas,” al-Hitmi reiterated.
Al-Saad noted that 100% of the residential and commercial components will be offered for rent only. He also observed that all business activities permitted by Qatar Chamber of Commerce and Industry will be allowed within Barwa Village.
“The project will be a self-contained development containing all necessary facilities such as banks, post office, medical centre and other civil service facilities. Hospital facilities will be provided at the brand new Al Wakrah Public Hospital currently being constructed for Hamad Medical Corporation close to Barwa Village,” he said.
“Barwa which is the master developer, has assembled a team of architects, designers and consultants to ensure the project meets the standards the company insists on,” al-Saad added.
He noted that Barwa will also be responsible for the infrastructure works with Marbu (Design & Build) and UDC (Architects) taking the remaining building works under contract.
Al-Saad maintained that more than 30% of Barwa Village would be public green areas, which minimise CO2 emissions. No high rise buildings would be permitted that in turn would help reduce traffic congestion.
